280 Johnson Ave, Brooklyn, NY 11206 David Stark Design New Location (Provided Heller Inc.)

David Stark Design and Production has leased Prologis’s entire 31,500 square-foot industrial building located at 280 Johnson Avenue in Bushwick. The property recently underwent a comprehensive rehab and modernization, enhancing its appeal for contemporary businesses.

David Stark is a creative agency renowned for design, event production, and brand experiences. The company will benefit from the property’s redevelopment, which prioritizes contemporary functionality, operational efficiency, and flexible floor layouts tailored to dynamic work environments.

Andrew Forsyth, Vice President and Leasing Officer at Prologis, stated, “This project reflects our ongoing commitment to reposition urban industrial properties to support our customers. Bushwick’s creative energy, combined with excellent regional connectivity, make this an outstanding home for a world-class design firm like David Stark.”

Prologis, a leading specialist in logistics real estate development and investment, owns or manages 207 warehouse and distribution centers in the New York-New Jersey region as of June. Last summer, the company also expanded its office footprint, securing a total of 23,000 square feet at 461 Fifth Avenue.

Turning to retail news in Gowanus, updates have been limited, but a notable breakthrough has occurred at 499 President Street, a development by Brodsky and Avery Hall. The property has leased 40,000 square feet to new tenants including Union Market, Corto, and Spear Physical Therapy, alongside existing tenants Paulie Gee’s and Royal Palms Shuffleboard.

Union Market, occupying 10,000 square feet, is the largest of the new signings. This high-end grocery store located at 532–542 Union Street, adjacent to the rental apartment building, will serve as the brand’s flagship location.

Corto, an Italian café, will be situated along Nevins Street next to Spear Physical Therapy, offering new dining and wellness options for the neighborhood.

The 499 President project, featuring 350 rental apartments, exemplifies the ongoing Gowanus development surge, which has seen thousands of new homes constructed along the canal, contributing to the area’s vibrant transformation.
